Cyprus is small enough to compare several regions in a single weekend, but large enough for the differences between them to matter. Here is a short overview to help you decide.
Paphos is where ABC Cyprus Homes is most firmly established. The market is strongly international: buyers from across Europe and further afield come here for holiday homes, retirement properties and permanent residences. The range runs from apartments and bungalows through to villas with a pool and sea views, in locations such as Kato Paphos, Chloraka, Peyia, Tala, Geroskipou, Coral Bay and Kissonerga. Paphos offers good infrastructure for expatriates, an international airport and a price level that remains moderate by Cypriot standards. According to Cystat, the median price in the Paphos district stood at around €2,010 per m² in 2024.
Limassol is the most expensive property market in Cyprus and offers a distinctly more urban setting. The market is dominated by modern high-rise apartments, luxury villas and business infrastructure. It suits buyers looking for city living, a strong restaurant scene, international schools and an active seafront. The Cystat median price stood at around €2,975 per m² in 2024.
If you are looking for peace, nature and rather less tourism, the Polis and Latchi area in the north-west of the island offers a different quality of life. Prices tend to sit below those of Paphos town or Limassol. The region suits buyers who prefer quiet coastal living and can do without a large town close by.
As the capital and an inland market, Nicosia is less geared towards international holiday-home buyers. It is a more stable, more locally driven market, with a solid range of residential property for long-stay residents, business users and buyers who want an urban setting without the coastal premium.
Larnaca is a growing market with good airport access and ongoing coastal development. Areas such as Makenzy, Livadia and Oroklini are developing quickly. Prices remain moderate by Cypriot standards, which makes the area interesting for buyers who want to combine proximity to the coast with

Which property suits which purpose?

No two buyers in Cyprus are quite looking for the same thing, even when the goal sounds similar at first. Whether a property genuinely suits you comes down to how you intend to use it.
If you plan to live in Cyprus permanently, you need more than a pleasant setting: you need sound day-to-day infrastructure. Shops, medical practices and schools within reach, a reliable internet connection, and either public transport links or good access by car. Over the long term, location and neighbourhood matter far more than they would for a holiday home alone.
If you are buying as an investment, pay particular attention to location, condition, communal charges, how well the property lets and how easily it can be managed from abroad. Yield is not a given — it depends on a range of local factors, which we are happy to talk through with you. We will give you a realistic assessment rather than promises.
Here, location, outdoor space and accessibility come first. What matters is proximity to the beach or a sea view, a low-maintenance garden or terrace, an easy journey from the airport and — if you intend to let the property — how well it lets in high season. Apartments in well-kept developments and villas with a pool in Paphos or along the coast are particularly sought after for this purpose.
For buyers planning to retire in Cyprus, step-free access, a quiet setting, proximity to doctors and shops, and a property that is easy to look after all become important. Apartments in a managed development, or smaller houses without extensive garden and pool upkeep, are often a better fit than a large villa.

The buying process in Cyprus

Buying property in Cyprus works differently in several respects from what many overseas buyers are used to. Below is the typical sequence. It is an outline, not a substitute for proper legal advice, which you should obtain from a qualified lawyer in Cyprus.

1. Reservation deposit (approx. 5–10%)
Once the price has been agreed, a deposit takes the property off the market. It is set against the purchase price later on.

2. Lawyer and due diligence
A licensed Cypriot lawyer checks the title deed, the Land Registry records, the planning and building permits, and any encumbrances. This step is not optional. EU citizens may buy without special permission; buyers from outside the EU — including UK citizens — need a permit from the Council of Ministers, which the lawyer applies for on their behalf.

3. Contract of sale
If the checks are satisfactory, the final contract of sale is drawn up and signed by both parties, with the signatures certified by a lawyer.

4. Registration at the Land Registry (60 days)
The contract must be lodged with the relevant District Land Registry within 60 days. This is what protects the buyer’s rights.

6. Transfer of title
Registration at the Land Registry gives the buyer full legal protection. Ownership passes only at this point.

In addition to the purchase price, various costs apply depending on the type of property. The key distinction: resale properties and new builds are treated differently for tax purposes.

A resale is available immediately, often in an established residential area, and usually leaves more room to negotiate on price.
