Popular regions for buying a house in Cyprus

Location, everyday infrastructure, distance from the sea and the surrounding area differ considerably between Paphos, Limassol, Larnaca, Nicosia and Polis/Latchi.

For many international buyers, Paphos is the first choice: the region combines proximity to the coast, well-developed infrastructure, an international airport and an unhurried, manageable atmosphere.

It is of particular interest to business owners and self-employed buyers: short journeys to the airport and good flight connections across Europe make it easier to combine a home in Cyprus with work commitments elsewhere. Nicosia, the capital, is more locally driven and less oriented towards holiday property than the coastal regions. The market is stable and aimed mainly at buyers who live or work in Cyprus permanently. Detached houses and villas are the most sought-after types in Cyprus, particularly for buyers who want privacy, outdoor space and a high standard of finish. In practice the line between the two is blurred: what is marketed as a villa is often simply a detached house with a pool. A pool and sea views improve both quality of life and rental appeal, but they also bring higher upkeep and higher costs. Whichever label it carries, look especially carefully at build quality, location and the condition of the pool and grounds.

A bungalow for comfortable single-storey living

Bungalows are particularly popular in Cyprus with buyers who would rather avoid steps and stairs — whether because of age or simply by preference. They are often found in quieter locations, frequently with their own plot and garden. Plot size, structural condition and accessibility are the main things to check. A bungalow is not automatically easier to look after than a house; that depends very much on the individual property.

A townhouse as a more compact alternative

For buyers who want less work from a garden and pool, a townhouse can be a sensible alternative. These properties are often somewhat cheaper than detached houses of comparable size and location. The reservation deposit of around 5 to 10%, which initially secures the property, is normally held in a client account and set against the purchase price later. One practical suggestion: sort out the finance before you start looking, or at the latest before you make an offer. Cyprus is a well-established property market with clear buying processes — but as with any purchase abroad, some things are better sorted out early than discovered afterwards.
The title deed is the proof of ownership held at the Cypriot Land Registry. On an existing house it should be in place and free of encumbrances. On new builds and off-plan projects it sometimes does not yet exist at the point of purchase — in which case the planning permission and the certificate of final approval matter all the more. A sea view alone does not make a property the right one. Look at it realistically: how far is the nearest supermarket, doctor or airport? What is the road like? Does the house have air conditioning, a working water supply, internet availability? What renovation does it actually need?
