What kind of property you can buy in Coral Bay
Villas for sale in Coral Bay typically have three to five bedrooms; some come with a private pool or sea views. Apartments come up far less often and usually have two bedrooms. Closer to Paphos town, Chloraka has a much wider choice of apartments: have a look at property for sale in Chloraka.
A villa gives you privacy and outdoor space but needs more upkeep; an apartment works well as a holiday home you can lock up between visits.
Holiday villas to rent here are searched for over 200 times a month from Cyprus alone. That can matter if you plan to let, though it says nothing about what a property will earn.

Compared with Coral Bay, prices in Peyia village are generally lower, with three-bedroom houses typically around €620k–720k, while Sea Caves is pricier still, at around €950k–1.3m.
The ranges are wide because the details matter: distance to the beach, a sea view, a pool, plot size, new build or resale, and condition. Two villas with a pool and the same number of bedrooms can be priced very differently. Three-bedroom homes in our current Coral Bay listings start at around €430k, typically about €680k.
Ask whether a price includes VAT: about six in ten Coral Bay houses are quoted plus VAT. The next section explains what that means for your budget. To compare prices elsewhere in the district, browse our villas and houses for sale in Paphos.
Buying in Coral Bay: costs, VAT and what to check
On most new villas in Coral Bay, 19% VAT applies to the whole price. The 5% rate covers only the first 130 m² and €350,000 of a main residence. Homes over 190 m² or €475,000, and holiday homes, never qualify.
Most resales carry no VAT; since 1 September 2026, the exception is a business selling a building used for less than 18 months. At €300,000, costs total about 20% (19% VAT), 6% (5% VAT) or 3–4% (resale).
