Who a three-bedroom apartment suits
A three-bedroom flat in Limassol suits families with children and anyone else who needs room to spread out. It comes into its own as a year-round home rather than a holiday flat, for example if you are relocating for work.
As a family flat, it gives two children a room each. With one child, or none, the third bedroom can be a home office or a guest room.
If a garden of your own and more privacy come first, a house may suit you better. In a flat, outdoor space usually means a veranda or, on the top floor, perhaps a roof garden, while a garden or pool is normally communal.

Where to buy a three-bedroom apartment in Limassol
Which area suits you depends on how you weigh distance to the sea, your budget, schools and your daily journeys.
East of the centre, along the coast and the tourist area, lie Germasogeia, Potamos Germasogeias, Mouttagiaka and Agios Tychonas. Asking prices here are above the typical Limassol level, and penthouses are part of this market. We currently have only a few three-bedroom listings in Germasogeia and Potamos Germasogeias, typically priced at about €750k. Almost every three-bedroom apartment here is priced above €475,000, the price limit for the reduced 5% VAT rate (see VAT and costs below).
Inland, a few kilometres north of the centre, are Agios Athanasios and Mesa Geitonia: further from the sea, but nearer the centre than the coastal areas. Agios Athanasios has primary and secondary schools, which is worth knowing if you are buying with children.
West and south-west of the centre are Kato Polemidia, Zakaki and Ypsonas. In Ypsonas, most three-bedroom apartments are priced at €475,000 or less, so a new build bought as your main home may qualify for the 5% rate, within the size limits.

The three-bedroom apartments in our current Limassol listings are typically priced at about €620k, with only a few below €470k.
With up to €350,000 to spend, the choice is limited: only about one in twenty three-bedroom flats advertised in Limassol is priced that low. A smaller flat costs considerably less: the typical asking price is around €400k–450k for two bedrooms and around €275k–315k for one.
What pushes the price up or down:
- the area and how close it is to the sea
- new build or resale
- a penthouse or roof garden
- floor level and view
- the development’s facilities, such as a pool or gym
All figures here are asking prices, not completed sales or official averages, so the price you agree may differ.
Buying a three-bedroom apartment: VAT, costs and checks
About four in five three-bedroom apartments advertised in Limassol are priced above €475,000. For a new build, that means the standard 19% VAT on the whole price, even for your main home. The reduced 5% rate applies only to a main home of up to 190 m² of buildable area and €475,000, and then only to the first €350,000 and 130 m².
Resales usually come without VAT. The exception, since 1 September 2026, is a business selling a building used for under 18 months.
As a rough guide only: at €300,000, well below the typical three-bedroom price, total buying costs are about 20% at 19% VAT, 6% at 5% VAT and 3–4% on a resale.
What to check:
- title deed status of the flat you choose
- living space versus verandas and roof garden
- parking (one space or two?), storage room, lift
- the latest statement of communal charges
- Land Registry: contract lodged within six months of signing

FAQ
FAQ: 3-bedroom apartments in Limassol
What does a 3-bedroom apartment in Limassol cost?
Typically around €700k–725k, with most advertised between €400k and €1.8m.
Which areas are best for families?
It depends on your budget, commute and school run. Agios Athanasios has primary and secondary schools; prices are higher on the coast east of the centre and lower in Ypsonas.
Is VAT charged on new three-bedroom apartments?
Yes, usually 19%. The 5% rate for a main home is ruled out above €475,000 or 190 m², and about four in five three-bedroom flats on offer cost more.
New builds, off-plan or resales: which is typical?
Across Limassol, about two in three are new builds, many of them sold off-plan; about one in three is a resale, usually without VAT.
What should I check about title deeds and communal charges?
Ask whether the apartment has its own title deed, often still pending in newer developments. Communal charges vary by building; request the latest statement.
Can non-EU buyers purchase an apartment?
Yes, with permission from the Council of Ministers, which your lawyer usually applies for; EEA citizens do not need it. It can cover one home or up to two units and officially takes two to three weeks, sometimes longer.
