Who a two-bedroom flat in Paphos suits
Two bedrooms make sense for a couple’s main home, for retirement or for a second home. The spare room can sleep guests or become a home office.
No other apartment size is listed as often: more than half of all apartments for sale in the Paphos district have two bedrooms. A two-bedroom flat here typically measures around 75–115 m² in the listings, but a single figure does not say whether covered verandas or roof terraces are included. Many of the listings above show unlabelled sums such as “88+28m²”, so ask us which part is the internal living area before you compare flats.
With the size decided, turn to the area: typical asking prices for two bedrooms differ considerably across the district.

In town, compare apartments for sale in Kato Paphos and Universal: Kato Paphos, the harbour and hotel district, lies by the sea, and Universal, next to it, is known for its modern apartment complexes. Together with Yeroskipou, the coastal village just east of Paphos, they account for about 440 of the district’s 991 two-bedroom listings.
Just up the coast, you will find apartments for sale in Chloraka, about 3 km from Paphos; Kissonerga lies some 8 km away, among banana plantations. Most two-bedroom apartments here are new builds or still being built (Chloraka 85%, Kissonerga 97%), and Kissonerga’s range starts higher, at about €325k.
Higher up, browse homes for sale in Peyia, on coastal hills about 14 km north-west of Paphos, or property in Tala, a hillside village 6 km north of Paphos. Their price ranges start lower, but the choice is thin: 30 two-bedroom apartments between them, as both villages mostly offer houses and villas.
Weigh your budget against how much choice you need, then decide between town and village and how far from the sea you are happy to live.

Buying a two-bedroom apartment in Paphos: VAT, costs and checks
For your main residence, 5% VAT on a new build can apply to the first €350,000 and 130 m² of buildable area if the flat stays within 190 m² and €475,000; otherwise 19% applies to the whole price. Most two-bedroom apartments in Paphos are listed within both limits. The 5% rate excludes holiday homes and buy-to-let and needs the Tax Department’s certificate before payment.
New or off-plan? Ask how communal charges are calculated and whether the surrounding development is finished. A resale usually has no VAT; since 1 September 2026, however, a VAT-registered business selling it after less than 18 months of use has to charge 19%.
Extra costs on a €300,000 purchase: about 20% at the 19% rate, 6% at the 5% rate and 3–4% on a resale.
Ask about:
- title deed status
- latest communal charges statement
- the development’s holiday-let rules
- parking and lift
- Land Registry: signed contract lodged within six months
