Who a two-bedroom flat in Limassol suits
A two-bedroom flat suits couples, small families and people relocating to Cyprus. The second bedroom works as a guest room for visiting family or as a home office. The flat can also be a second home that you use for part of the year.
The floor plan and the internal living area matter more than the bedroom count. The listings above give the size as covered area, sometimes as a sum such as “87+24+11 m²”, and the parts are not labelled. Ask which figure is the internal living space and which is covered veranda or roof garden, then compare like with like.
Once two bedrooms feels like the right size, the next question is where: for the same size, the part of Limassol you choose makes a large difference to the price.
Comparing Limassol’s areas for a two-bedroom apartment
For this size, Limassol’s areas fall into three broad groups, and the price level differs between them.
Germasogeia, Potamos Germasogeias, Mouttagiaka and Agios Tychonas stretch along the coast to the east, close to the sea and the tourist area. Of the three groups, this is where prices are generally highest. In our current listings, two-bedroom apartments in Germasogeia and Potamos Germasogeias are typically priced at about €545k. The trade-off: most two-bedroom new builds here are priced above €475,000, so 19% VAT usually applies to the whole price (more on VAT below).
Agios Athanasios and Mesa Geitonia lie inland, away from the sea. Prices are lower in Agios Athanasios: two-bedroom apartments in our current listings start at around €305k, although we have only a few listings there.
Kato Polemidia, Zakaki (towards the port) and Ypsonas make up the third group. Prices in Ypsonas, the furthest west at about 6 km from the centre, are well below the typical Limassol level for this size.
Which group suits you comes down to three things: how close to the sea you want to live, your budget, and your daily journeys, for example to work.

Buying a two-bedroom apartment: VAT, costs and checks
Most two-bedroom flats advertised in Limassol are new or still under construction (off-plan), and new builds carry 19% VAT. If the flat will be your main home, 5% applies to the first 130 m² of buildable area and €350,000, provided the home is no larger than 190 m² and costs no more than €475,000; above these limits, 19% applies to the whole price. At a typical price of €400k–450k, that means 5% on the first €350,000 and 19% on the rest. The Tax Department’s certificate must be in place before you pay.
A resale usually carries no VAT. Since 1 September 2026, a business selling a building in use for less than 18 months has to charge 19%.
At €300,000, total buying costs come to about 20% with 19% VAT, 6% with 5% VAT and 3–4% for a resale.
Before you buy, check:
- title deed status of the specific apartment
- internal area versus covered verandas and roof garden
- parking space, storage room, lift
- communal charges: ask for the latest statement
- how the building is managed
- building sites nearby
- contract lodged with the Land Registry within six months of signing
