Living in Peyia: village life, beaches and nature
In our experience, Peyia village is a quiet place with a proper village centre, family-run tavernas around the square and the coast just below. Coral Bay’s sandy beach is about ten minutes’ drive away; if you would rather live by the beach, see our property for sale in Coral Bay.
The countryside begins at the edge of the village. Pikni Forest has a picnic site with shade and barbecue areas, about two minutes by car. The sea caves and the Edro III shipwreck are around seven minutes away; there is a separate page for homes for sale in Sea Caves. Avakas Gorge in the Akamas takes under 20 minutes, Lara Beach about half an hour, partly on a dirt track. We find this suits families with children well: beach, forest and nature without long drives.
Most everyday needs are covered in the village. Peyia has a state primary school, an English-language private school and a kindergarten, plus a large supermarket, GP practices, pharmacies and a gym.

Peyia’s areas: the village, St George and the coast
When comparing listings, check exactly where a home is: it affects both daily life and the price.
The village centre on the hillside
Property for sale in Peyia village itself is within walking distance of the square, its tavernas and shops. Many homes have sea views, though on steeper plots it is worth checking the gradient and road access.
St George (Agios Georgios), towards the Akamas
In our experience, this is Peyia’s luxury area – quieter, with more space and higher prices.
The lower slopes towards Coral Bay
Closer to the beach, with the village centre a short drive uphill.
On the coast, Coral Bay is pricier, and Sea Caves pricier still.

FAQ: property in Peyia
Is Peyia a good place to buy property?
It depends on your budget and lifestyle. In our experience, Peyia suits families and anyone wanting quiet village life near the beach and Pikni Forest.
How far is Peyia from Paphos and the airport?
In light traffic, Paphos town is 20–25 minutes’ drive away. The airport takes about 40 minutes.
Are there schools in Peyia?
Yes: a state primary school and an English-language private school with secondary classes, but no state secondary school. International schools in Paphos are 20–25 minutes away.
Is property in Peyia cheaper than in Coral Bay?
Usually, yes. Three-bedroom houses are typically listed at around €620k–720k in Peyia and €700k–830k in Coral Bay (October 2026).
Where are the most affordable homes in Peyia?
Two-bedroom apartments start at around €170k but are scarce. Houses in the village usually cost less than in Coral Bay or Sea Caves; St George, we find, is the luxury end.

Do all properties in Peyia have title deeds?
Not necessarily. Each property must be checked; in newer developments, individual deeds are often not yet issued.
