Who a one-bedroom flat suits
If you are buying on your own or as a couple, one bedroom is often enough. A one-bedroom flat in Limassol can serve as a first home, a compact base in or near the city, or a second home for the months you spend in Cyprus. It also means fewer rooms to furnish and look after.
If guests often stay overnight, you need a room to work from home, or you are buying for a family, one of our two-bedroom apartments in Limassol is the better choice.
With a flat this small, check the size closely. Many of the cards above show it as two unlabelled figures, for example “50+13 m²”. Find out which one is the internal area and compare flats by that figure alone: the covered veranda is outdoor space.
Where to buy a one-bedroom apartment in Limassol
Each group of areas below has its own trade-off.
Germasogeia has by far the most one-bedroom flats for sale along this coast, a good share of them at or around the typical Limassol price. In Potamos Germasogeias, Mouttagiaka and Agios Tychonas, most are priced above €350,000, so for a main home, 5% VAT covers no more than the first €350,000 (see VAT below).
Good for: living near the sea. Less suited to: a tight budget; this is the priciest group.
Neapolis lies about 3 km east of the centre, Mesa Geitonia and Agios Athanasios about 2–3 km north. In Limassol city and Agios Athanasios, our few listings are mostly mid-range in price.
Good for: a base close to the centre. Less suited to: buyers who put the beach first – the coast suits them better.
Kato Polemidia lies west-north-west of the centre, Zakaki south-west and Ypsonas about 6 km west. Of these, we have market data only for Ypsonas, where one-bedroom flats are advertised well below Limassol’s typical price.
Ypsonas is good for: a tighter budget. Ypsonas is less suited to: being near the centre or the sea.

Buying a one-bedroom apartment: VAT, costs and checks
For your main home, a new build can carry 5% VAT instead of 19% on the first 130 m² of buildable area and the first €350,000, with 19% on the rest. A home over 190 m² or €475,000 gets no reduction at all. A one-bedroom flat almost always meets the size limit, and a typical one in Limassol is advertised below €350,000, so 5% can apply to the whole price. If you move out within ten years, you have to repay part of the saving. A second home or buy-to-let bought new carries 19%, as does a main home without the Tax Department’s certificate in place before you pay.
On a resale, VAT is the exception: since 1 September 2026, it has been due when a business sells a building used for less than 18 months.
With 5% VAT, total buying costs on a €300,000 flat, close to the typical one-bedroom price, are about 6%; with 19%, about 20%; on a resale, 3–4%. Our guide to buying costs and VAT in Cyprus also covers transfer fees.
On any flat you shortlist, check:
- whether it has a separate title deed yet
- internal area, excluding the covered veranda
- whether parking and storage are included
- the latest communal charges statement and, for a small flat, what a shared pool or gym adds
- the development’s rules on short-term lets
- the six-month deadline for lodging the contract with the Land Registry
