Living in Sea Caves: coastline, nature and everyday life
The coastline is rocky and cliff-lined, with sea caves in the rock and villas above the cliffs. The wreck of the Edro III, a cargo ship that ran aground here in December 2011, is a well-known sight: free to visit, with nearly 10,000 Google reviews. Further north, towards the Akamas, lies St George (Agios Georgios).
Shops, GP practices and pharmacies are in Peyia village, about seven minutes’ drive away, as are a kindergarten, a private English-language school and a state primary school. We also list property for sale in Peyia village.
Coral Bay, about seven minutes along the coast, has a sandy beach and restaurants; see our homes for sale in Coral Bay.

Within each row, a villa’s price depends on how close the plot is to the sea and whether the sea view is unobstructed. Plot size, a pool and whether it is a new build or a resale also play a part.

Buying a villa in Sea Caves: VAT, costs and checks
VAT on new homes is 19%. The lower 5% rate is only for main residences up to 190 m² (buildable area) and €475,000, and only on their first €350,000 and 130 m²; holiday homes and buy-to-let properties are excluded. Almost every villa here costs over €475,000, so new villas usually carry 19% on the whole price. VAT and legal fees total roughly a fifth of the price.
Resales usually carry tiered transfer fees, not VAT. Since 1 September 2026, VAT-registered sellers charge 19% on buildings in use for under 18 months.
